Speed of Construction

PCE's unique approach to providing prefabricated superstructure solutions in the construction market, offers significant programme benefits to contractors and developers alike who are involved in hotel development. We are acutely aware that one of the main drivers in new build hotel construction is the occupancy of the rooms at the earliest possible stage. This is why the PCE approach is geared towards offering contractors and developer's flexibility and resilience in their delivery strategy.

We are neither constrained by manufacturer's long lead-in periods because of capacity nor are we restricted by the outputs of a limited design resource. PCE's approach is start with the optimum construction delivery programme that suits both ourselves and our client, and then we work backwards in achieving that programme. Design resource allocation is dictated by the requirements of the construction programme, not the availability of resource. Manufacturers and suppliers are chosen based upon capacity and capability at that particular time. If there isn't enough capacity with one particular supplier then we will select two or three to ensure that the construction commencement date is achieved. This strategy results in a significantly more efficient lead-in to site commencement with traditional durations cut by a third.

Once on site, construction outputs are optimised through the utilisation of simple and efficient designs married to the provision of high quality products. Efficient element detailing taking maximum utilisation of our supply chain partners resources results in the minimum number of structural components to install to form the superstructure. Supply chain partners are selected based upon their particular expertise and capability in manufacturing the components that are required. Thereafter, every aspect of the construction process is pre-planned in finite detail so as to ensure that there is no disruption to our activities. Our construction strategy is driven towards the effective optimisation of the critical resource on site, the crane. This results in significant reductions in the delivery of the superstructure and the building becoming 'weather-tight' and available to follow-on trades much earlier.
